Rental Contract

 

 

Acomodo: El m‡ximo de personas que se autoriza a pernoctar en la villa es de un m‡ximo de 8 personas. De el /los due–os o su representante encuentra que el numero de personas pernoctando es mayor de 8 ser‡ base para terminar la estad’a y provocara la salida inmediata de sus ocupantes, sin devoluci—n de el dinero que reste de la estad’a y hasta la confiscaci—n del deposito de $250.00 de haber algœn da–o a la propiedad.

 

 

Occupancy: The maximum number of persons allowed to stay in the property is a maximum 8 persons. If the owner or his/her representative found this maximum number of persons in not within the terms of this contract, it will be reason to terminate this contract without the possibility of reimbursement of the unused nights. The money deposited as security may be seized if any damage has been made to the property.

 

 

Reservaciones     FUMAR ESTA PROHIBIDO EN LA VILLA

 

La reservaci—n ser‡ el pago de la mitad de la estad’a al momento de reservar una fecha, el restante ser‡ pagadero 30 d’as antes de la fecha reservada o antes depende de la fecha de la estadia. Se requiere un ÒSecurity DespositÓ 15 dias  antes de la estad’a se deber‡ tener un giro postal no endosado de $250.00. Dicho giro no se cambiara y ser‡ devuelto a menos que al concluir la estad’a haya algœn DANO O PERDIDA a la propiedad. El cual se descontara la parte reclamada como da–o o perdida de propiedad. Si dicha cantidad fuera mayor el due–o de la propiedad podr‡ reclamar dicha cantidad incluyendo tomar acci—n legal para recobrar dicho da–o.

 

Hora de Entrada 4:00 PM   Hora de salida 11:00 AM. Habra un cargo de una noche por salida tarde.

 

Habr‡ un cargo de $50.00 por perdida de llave de piscina. Por la llave de entrada sea por perdida o se quede dentro y se requiera el uso de un cerrajero el cargo ser‡ lo facturado, y descontado del deposito de seguridad o el inquilino incurre con los cargos directamente.

 

Reservations    THIS IS A NON SMOKING VILLA

 

Reservations will be made by depositing half of the full stay upon reserving the date. Full payment of the agreed amount must be done 30 days prior to the reserved date or before depending the date of the stay. A Security Deposit will be required fifteen days prior to the reserved date, a money order for $250.00 must be received to cover for any damage or loss of property. In the event there is any damage or loss of property that amount will be deducted from this of will be deducted from deposit and the rest returned. If such claim is greater than the amount of the deposit the owner or is representative may file a civil claim to cover such loss.

 

CHECK IN 4:00 PM   CHECK OUT 11:00 AM   Any time beyond this will be charged as nightly rate agreed and deducted form the deposit

Cancelaciones:

 

Habr‡ un cargo de $75.00 a toda cancelaci—n  hecha 30 d’as o mas de la fecha separada de haberse recibido deposito, este dinero de descontara de la suma depositada como reservaci—n, el restante ser‡ devuelto. Si la cancelaci—n ocurre a menos de 30 d’as de la fecha reservada y el monto de la renta acordada  no a sido recibida se confiscara el total de la cantidad recibida. De haberse recibido el monto total re la reservaci—n se descontara la mitad de la reservaci—n y se devolver‡ el balance.

 

 

Cancellations:

 

There will be a charge of $75.00 for cancellation fee for reservation made 30 days or grater and the deposit has been received as agreed on the terms of this contract. The remaining portion will be returned. If the cancellation occurs within the 30 days prior to the reserved date and the full agreed amount has not been received the penalty will be the deposit received to that date. If the cancellation is within 30 days and the full agreed amount has been received then the owner or its representative will forfeit half of this amount and will return the balance.

 

 

Da–os o pŽrdida de propiedad:

 

Los huŽspedes ser‡n responsables de cualquier da–o ocasionado o que no haya sido reportado al llegar a la propiedad. Se requiere hacer inspecci—n de la propiedad al momento de llegada y notificar de haber algo con no este conforme.  Cualquier cosa no reportada el dia de llegada y a su salida se encuentre da–ado o perdido, ser‡ descontado de su deposito de seguridad.

 

 

Damages or loss of property

 

Guest will be held liable for any damage or loss of property that is not reported immediately upon arrival. If the damage of loss of property is not reported immediately and upon departure the damage or loss is noticed will be considered to have happened during their stay. And any charger will be deducted form the security deposit. 

 

A $50.000 fee will be charged for lost pool keys. Entrance key weather lost or the services of a locksmith ids required will be charged at the rate charged for the service. 

 

For loss of any other item the fee will be the face value of the article.

Reparaciones de emergencia:

 

De haber una eventualidad con los enseres electrodomŽsticos, aire acondicionador deber‡ ser reportado lo antes posible para que el due–o o representante pueda tomar acci—n y tomar las medidas necesarias para remendar o sustituir el equipo de ser necesario.

 

Emergency repairs:

 

Should air conditioner or any appliance malfunctions every effort will be made to repair to have it repaired at the earliest to make your stay as pleasant as possible.   

 

 

Mascotas: Mascotas no son permitidas el la propiedad. 

 

Pets: No pets are allowed in the property. 

 

 

Estacionamientos:

 

Para su uso y conveniencia ofrecemos dos estacionamientos debidamente marcados con el nœmero de la propiedad. Estos estacionamientos son para veh’culos privados y rentados. No se permite estacionar veh’culos comerciales y camiones de acampar, botes ni arrastres de carga. Cualquier penalidad impuesta por la asociaci—n ser‡ deducida del dep—sito de seguridad.

 

 

Parking spaces:

 

For your convenience 2 parking spaces are provided identified by the number of the property. These parking spaces are for private or rental passenger vehicles. Motor homes, boat trailers, or travel trailers are prohibited in these parking spaces, any fines imposed by the homeowners association for using these spaces for other than passenger vehicles will be deducted from the security deposit.

 

Propiedad dejada (olvidada)

 

De quedarse alguna propiedad en la villa se mantendr‡ por 15 d’as a partir de la fecha de salida. De haber una reclamaci—n dentro de esos 15 d’as se devolver‡ dicha propiedad. El manejo y franqueo ser‡ por cuenta del reclamante.

PERSONAL BELONGINGS:

 

If you leave any property behind, such property will be held for 15 days upon your departure. Should there be a claim for these belongings within those 15 days the property will be returned at claimantÕs expense.

Algunos de los apartamentos son residentes permanentes de Island Cove Villas North. Agradecemos respete la tranquilidad de la comunidad y sus ‡reas recreativas. De haber alguna violaci—n al reglamento como ruidos innecesarios o alteraciones a la paz comunal, ser‡ base para exigir el desalojo de la propiedad sin ningœn reembolso de pago alguno inclusive la confiscaci—n del dep—sito de $250.00 para cubrir cualquier da–o de la propiedad o multa impuesta por la junta de cond—minos. 

 

 

 

YOUR  NEIGHBORS:

 

Your next door neighbors maybe a full time resident of Island Cove Villas North. We appreciate you respect the tranquility of the community and its common recreation area. Should there be any violation to the community rules such as unnecessary noise that may lead up to a public disturbance it may be cause to an immediate termination of the contract and property shall be vacated immediately. With no right to reimbursement of the remaining money for the unused nights. Including up to forfeit of the $250.00 deposit. To cover any fines that may be imposed by the community.    

 

 

Relevo de Responsabilidad

 

Los propietarios o su agente incluyendo la asociaci—n de cond—minos quedad relevados de cualquier da–o personal o corporal causado a cualquiera de sus huŽsped o visitantes de estos que ocurran durante sus estad’a.

 

Al firmar este contrato reconozco haber le’do y entendido todos los tŽrminos y que los propietarios o su agente pueden ejecutar este contrato segœn sus tŽrminos y acordados por ambas partes.

 

 

Hold harmless agreement

 

The owners or their agent including the homeowners association are hereby relived of any personal or corporal injury caused to its renters or their guest during their stay.

 

By signing this agreement acknowledge having read and understood all its terms and that the owners or their agent may terminate this contract according to its terms and conditions.
